I wanted to feature the progress of the Performing Arts Center (6 WTC) that is the cubed shaped structure in the 9/11 Memorial site;Fulton Street. I have been watching it’s development and they removed some of the bottom fencing so you can see more of the base. It is about 90,000 square feet and 138 feet tall. Bottom base will have restaurants and bars with 3 theatre's plus a second story for rehearsals and dressing rooms. Interesting design that the interior walls can expand and rotate so that it will allow for a single theatre seating arrangement for 1,200. My fascination is the entry approach from the outside to the inside entry way and the those translucent, matched marble paneled facade (triple laminated; 4,896 pieces) that would be back lit and will have an after glow during the evening- sort of nice material dialogue with the other structure across the street which uses the same idea- double walled construction, Pentelic marble cladding and led lit so it glows at night; St. Nicholas Greek Orthodox Church.

Don’t get me started with this, but are you (@Mike Hill) familiar with the Central Park Tower on W. 57th Street? The penthouse cost is being offered for $ 250,000,000! 17,545 sq.ft. with 360 views Manhattan (selling point is the whole birdseye view of Central Park into upstate New York). That is about $ 14,249 per square foot! WTF?¿?
Forget that, but monthly common charges is $ 28,755 (x12 months) & monthly taxes is $ 39,609 (x12 months)! I saw the walk through video and as a designer I was underwhelmed with the quality, design and specs. for that much money! The specs. they use there are for double digit million dollar builds- but, no way even close in quality, design level, etc. for the asking price. You are really buying the exclusive view to say you are the “Wizard of NYC”.
In any case, it took me awhile as a designer to finally see the subtle things they were trying to do in order to create relationships with it’s surroundings, dialogues from adjacent sites, respect the past, but integrate that into the modern design of what it is now- that performance space being a box is an ode to the missing square space in the 2 pools where the towers used to be so you have play of solid and void. The book-matched/sequenced exterior marble facade has past relationship with the old World Trade Center as the lobby were flanked by these white marble panels. Lastly, just the contrast and intermingle of the shapes between the solid, translucent, transparent, skeletal sculpture, stone, iron and glass between all the buildings really adds dynamic into the site. The dialogue between adjacent buildings of the facade (the performance center “cube” and the church) glowing at night was the finishing touch………..here are some pictures of St. Nicholas Greek Orthodox Church to give you an idea of what that “cube” Performing Arts Center would look like when illuminated at night……..

My apologies for derailing this from the host. @Mike Hill it would be impossible to do a comparable because the location, the amenities, views and the square footage is one of a kind- this penthouse is not just one floor, it is a “triplex”! It is way, way, way aggressively over priced! Like I said that this is underwhelming for the asking price and for the reason is that most of the walls here were treated line a spec. house where it is bare and painted- no special wall treatment! I know why they did this so clients could put their personal touches, but that should reflect the price. This needs to come down by half their asking price, but some billionaire looney outside of the US who owns oil will probably swoop on this like an eagle! The monthly mortgage alone is like $ 1.3 million for 30 years! Imagine having a tiny closet just to store the nicest wood you have and then you rethink it because what would rent cost per square foot per month?$250 mil for a penthouse. Well, you would probably be the first to see this as they moved more of the wood fence that was in front of the chain link fence on the “Cube” (Performance Arts Center). Hope you all can make out the front entrance- I nick named it the “tongue”. Don’t ask me how I was able to get the second shot. The air quality was “unhealthy” so the 9/11 Memorial was closed off except for the Museum portion- reminiscent during the 2020 COVID quarantine………..see last photo……
